Short answer: Manatee County had the strongest month of the three counties I cover. Prices and sales rose for both single-family homes and condos, and homes went under contract faster than anywhere else in our area. Here are the August 2026 numbers and what I think they mean for you.

Are Home Prices Going Up in Manatee County?

Yes. The single-family median rose 5.9% to $495,000, and the condo median rose 5.4% to $307,000. Manatee is the only county in our area where both climbed more than 5%.

The condo number is the bigger change. In July, Manatee’s condo median was down 1.9% from a year earlier. In August it flipped to a 5.4% gain, while condo sales jumped 20.5% to 241.

Is Manatee County a Buyer’s or Seller’s Market?

For single-family homes, it leans toward sellers: 3.9 months of supply, down 15.2%. A common rule of thumb is that under about 4 months favors sellers, 4 to 6 is balanced, and over 6 favors buyers.

Condos are balanced at 4.9 months, down 23.4%. Buyers there still have options, but fewer than a year ago.

How Fast Are Homes Selling in Manatee County?

The median single-family home went under contract in 45 days, 15.1% faster than last August and the quickest of our three counties. Condos took 72 days, down 7.7%.

These county-wide numbers cover Palmetto, Parrish, Bradenton and Lakewood Ranch, and they say the same thing: buyers are showing up, and they’re not waiting around.

What Would I Do in Your Shoes?

If you’re selling, the combination of rising prices and quick contracts is about as good as it gets — this is a market that rewards sellers who are ready.

If you’re buying, don’t assume you can wait out prices; they’re moving up. Get pre-approved, know your must-haves, and be ready to act within a few weeks of a home hitting the market. Condos give you the most room to compare.
