Short answer: Sarasota County homes are selling faster than they have in a while, inventory is the tightest in our region, and prices are holding steady rather than climbing. Here are the August 2026 numbers and what I think they mean for you.

Is Sarasota County a Buyer’s or Seller’s Market Right Now?

For single-family homes, it leans toward sellers. Supply fell 28.8% to 3.7 months — the tightest of the three counties I cover (Manatee is at 3.9, Charlotte at 4.7). A common rule of thumb: under about 4 months favors sellers, 4 to 6 is balanced, and over 6 favors buyers.

Condos sit in the middle at 5.2 months, down 25.7%. That’s balanced territory, so condo buyers still have real choices.

How Fast Are Homes Selling in Sarasota County?

The median single-family home went under contract in 47 days, down 31.9% from last August — roughly three weeks faster. Condos took 83 days, 4.6% faster than a year ago.

These are county-wide numbers covering Sarasota, Osprey, Nokomis, Venice and North Port, and they say well-priced homes aren’t lingering.

Are Sarasota Home Prices Going Up or Down?

Holding steady. The single-family median was $470,000, down 1.1%, on closed sales that were essentially flat (+0.8%). Condos did better: the median rose 3.3% to $310,000 and sales jumped 13.8%.

Faster sales with flat prices tells me buyers are active but disciplined. They’ll move quickly on a home that’s priced right — and skip one that isn’t.

What Would I Do in Your Shoes?

If you’re selling a single-family home, this is a strong setup: short supply and quick contracts. Just price it right from day one, because prices aren’t rising enough to bail out an ambitious list price.

If you’re buying, the 1.1% price dip gives you some room to negotiate on houses, and the condo market still offers plenty of choice. Get pre-approved first — the good ones are going in about six and a half weeks.
